Increasing demand for land and real estate in Ukraine: causes and consequences

During the first quarter of this year, activity on the real estate market in Ukraine increased significantly. According to the data of the Unified register of notarial forms of the Ministry of Justice, notaries issued 185,000 land alienation contracts, which is 36.4% more than before the start of the war, and 56% more than in the corresponding period last year.

These data indicate a significant increase in demand for land among Ukrainian citizens. At the same time, during this period, alienations of other real estate also increased by 55%. However, compared to 2021, the number of these agreements remains smaller.

Notaries recorded more than 181,000 notarial acts of real estate alienation during the first quarter of 2024. This is 16% less than before the beginning of the war, when more than 216,000 forms were used for such transactions. However, it should be noted that there may be more than one form per notarial act, so the number of acts is not always accurately reflected in the statistics.

The results of this analysis suggest an increase in activity in the real estate market, which may be related to various factors, including economic instability, rising housing prices, and the possible impact of military events on the mood and future plans of the population.

It should be taken into account that the increase in demand for land and real estate can have both positive and negative consequences for the market. On the one hand, it can contribute to the development of the economy and increase the standard of living of citizens. On the other hand, it could lead to an increase in housing and land prices, making it more difficult for certain groups of the population to access them.

The government and relevant authorities should take measures to ensure stability and transparency in the real estate market, as well as to protect the interests of consumers. It is also important to consider this situation in the context of the overall economic and social development of the country.
