Secondary housing market in Ukraine: Lviv leads in terms of prices, Kyiv is losing ground

Prices for secondary housing in Ukraine show a significant difference between regions, in particular, Lviv and Kyiv have become vivid examples of this trend. In Lviv, the prices for one-room apartments have been higher than those in Kyiv for more than a month, while housing prices have fallen in the capital. At the same time, two- and three-room apartments in Kyiv remain more expensive than in Lviv.

In general, prices on the secondary housing market have decreased in most regions of Ukraine, but in the western regions, in particular in Lviv and Uzhhorod, real estate values ​​have increased. Statistics from LUN show that the value of real estate on the primary market decreased by $41 per square meter in Kharkiv, while in Uzhgorod, on the contrary, the price increased by $160.

One-bedroom apartments on the secondary market in Lviv reached an average price of $62,000, which is three times more than in Zaporizhia, where the average price is $19,000. Lviv is currently the most expensive city in Ukraine in terms of prices for one-bedroom apartments. At the same time, the cost of two- and three-room apartments in Kyiv exceeds Lviv indicators, reaching $90,000 and $130,000, respectively.

It is interesting that after Lviv in the rating of the cost of one-room apartments on the secondary market, Uzhhorod follows, where the average price is $55,000, which is $2,200 more compared to six months ago. The following places are divided between Chernivtsi, Vinnytsia and Lutsk, where one-room apartments cost $45-46 thousand on average.

In the central regions, in particular in Zhytomyr and Odesa, prices for one-room apartments are almost the same - $39,000 and $38,000, respectively. However, it is worth noting that the value of real estate in these cities has decreased over the past six months: by $780 in Zhytomyr and by $2,300 in Odesa. A similar situation is observed in Dnipro, where the average price of a one-room apartment is $32,000, and over the past six months the price has fallen by $5,800, which is the biggest drop in housing prices in Ukraine. The cost of three-room apartments in this city also decreased significantly - by $10,000.

In the northern and eastern regions, prices for one-room apartments also show a difference. For example, in Chernihiv the average price of such an apartment is $31,000, while in Kropyvnytskyi it is $27,000. In Sumy, prices are higher than in Kharkiv, where one-room apartments cost an average of $21,000, which is $4,000 less than six months ago. In Mykolaiv, the price of a one-room apartment reaches $21,000, and in Zaporizhzhia - $19,000.

As such, the secondary housing market in Ukraine reflects complex price dynamics, with certain regions such as Lviv and Uzhgorod showing rising values, while other cities, notably Kyiv and Kharkiv, are seeing a decline in demand and a corresponding drop in prices.
