Real estate market of Ukraine: housing prices are decreasing in all regions

In Ukraine, there is a general decrease in housing prices, which was the result of a significant drop in demand for real estate over the past six months. Analysts of the DIM.RIA marketplace report that prices per square meter in dollars decreased in all regions of the country during August, although an annual increase in value was observed in half of the regions.

The highest prices on the primary real estate market remain in Kyiv, where the average price is $1,338 per square meter. The analysis showed that the greatest price growth was noted in the Kirovohrad, Ivano-Frankivsk, Chernivtsi, Volyn and Cherkasy regions. This indicates local market fluctuations, despite the general decrease in prices.

During the year, the real estate market showed a decrease in buyer activity in most regions of Ukraine. However, a significant revival of interest in primary housing was recorded in August, especially in Kyiv and Zhytomyr regions. In the Kyiv region, the number of searches increased by one and a half times compared to August last year.

On the secondary housing market, the number of offers increased the most in the Kyiv, Ivano-Frankivsk and Zaporizhzhia regions. In many other regions, there was a decrease in offers, sometimes by more than 50%, in particular in the Kharkiv and Sumy regions.

In August, prices for one-room apartments in Kyiv surpassed even Lviv prices, which were the highest on the market during the last year. In the Kyiv region, prices have risen to an average level of $85,845 for a one-room apartment, making the capital's real estate the most expensive in Ukraine.

In addition, there is a significant decrease in the number of ads for the sale of housing in Dnipropetrovsk, Odesa and Zaporizhia regions, where the number of offers decreased by 37-47% during the year. Thus, the real estate market of Ukraine shows significant fluctuations, in particular, depending on the region and type of housing.
