As of February 1, 2025, Uzhhorod remains one of the most expensive cities in Ukraine in terms of the cost of renting housing. It is among the top three along with Kyiv and Lviv, and in terms of the price of one-room apartments it even surpasses the capital.
The main reason for the high rental prices in Uzhhorod is its geographical location. Transcarpathia is the region of Ukraine most remote from the war zone, while it borders the European Union. This is what made it one of the most popular destinations for internally displaced persons, which significantly affected the cost of housing.
According to the real estate market, the average cost of renting a one-room apartment in Uzhhorod in February 2025 is 18,000 UAH per month. For comparison, in Kyiv and Lviv, similar housing costs an average of 17,000 UAH. At the same time, in the segment of two- and three-room apartments, the capital still retains its primacy: the rent for two-room housing in Kyiv is about 23,000 UAH, and for a three-room one - 37,500 UAH.
According to the head of the Transcarpathian branch of the Association of Real Estate Specialists of Ukraine (AFNU), Roman Peregynets, the region has been experiencing a decline in demand for rental housing for several months. This is explained by the active construction of new buildings and the fact that some of the people who moved to Transcarpathia with the outbreak of the war have already resolved their housing issues. There is also no new significant flow of displaced persons, which could increase demand again.
Average prices for renting apartments in Uzhgorod fluctuate within $300-350 for one-room housing, $400-600 for two-room. In new buildings (built after 2010), prices are higher: one-room apartments are rented for $400-600, two-room apartments for $450-700. Three-room apartments are less common in rental ads, which makes them more valuable for large families - their cost starts at $600.
According to experts, in the near future, a significant increase in the cost of rent in Transcarpathia is not expected if the situation in the country remains stable in military and political aspects. A similar trend is observed in the real estate market. Despite the fact that housing prices in Uzhhorod remain one of the highest in the country after Kyiv and Lviv, demand for it remains subdued for the third year of the war.
