The real estate market in Ukraine in January 2025 continued to demonstrate activity, while housing prices experienced significant fluctuations. According to a study by the DIM.RIA marketplace, the cost of a square meter in new buildings in different regions of the country differs by several times, depending on the region and proximity to the front line.
Average prices for one-room apartments can differ by six times in the most expensive and cheapest regions of the country. This shows a large gap in the assessment of the cost of housing, depending on the location. The cost of a square meter in new buildings decreased in only four regions of Ukraine, while in other regions there was an increase of 1-8%, or prices remained stable.
The highest price for housing in the primary market is again in Kyiv. The average cost of one square meter in a new building in the capital is $1,351. At the same time, according to the results of January, the average price of new housing in Kyiv remained unchanged, and if compared to the same period last year, the price decreased by 5% - by approximately $70 per square meter.
During January 2025, 23 new buildings in 38 sections were put into operation in Ukraine. Kyiv region again leads in the number of completed facilities - out of 7 new buildings, 4 are located directly in the capital. In total, as of the end of January 2025, there were 763 completed new buildings in Ukraine. The highest share of completed facilities is observed in Odessa (54%), Volyn (48%), Dnipropetrovsk and Rivne (43% each) regions.
Activity in the primary housing market has increased in recent months. According to the analysis, the greatest interest in new buildings is observed among buyers from Ternopil, Ivano-Frankivsk, Volyn and Lviv regions. This indicates a revival of demand for housing in these regions.
Despite the relative stability of prices on the real estate market in January, analysts note that the cost of construction in Ukraine has increased significantly in recent years, which may also affect future changes in housing prices.
