After a winter period of relative stability, the cost of renting a house in Ukraine began to grow rapidly. In February 2025, demand exceeded supply in a number of regions of the country by dozens of times, which significantly affected pricing.
According to the DIM.RIA analytical center, the most significant month-on-month increase in price was recorded in Cherkasy region, where rental prices jumped by 40%. At the same time, rental prices decreased in the western regions of Ukraine: in Lviv region, apartments fell by 5%, in Zakarpattia region - by 7%, in Ivano-Frankivsk - by 3%, in Volyn - by 2%, and in Rivne region - by 1%.
The most expensive city for renting a one-room apartment in February remains Kyiv, where the average cost of such an apartment is UAH 17.6 thousand. However, prices within the capital vary significantly depending on the district: the cheapest housing can be found in Desnyanskyi district (on average 9.2 thousand UAH per month), while in Pechersk rent costs about 23 thousand UAH.
Dnipro came in second in terms of prices, ahead of Lviv. In Dnipropetrovsk region, the average rent for a one-room apartment in February reached 14 thousand UAH per month, which indicates high demand for housing in the region.
The largest jump in interest in renting was recorded in Kirovohrad, Zhytomyr, Volyn and Ternopil regions. On the other hand, in Zaporizhia, Mykolaiv and Rivne regions, demand fell by 21-27% compared to January.
In general, in most regions of Ukraine, demand for rent significantly exceeds supply. The largest number of responses to one ad in February was recorded in Zhytomyr, Ternopil and Vinnytsia regions. In Kyiv, each ad has an average of 10 reviews, and in the Kyiv region this figure is even higher — 12.
