Real estate is getting more expensive: Odesa topped the rating of price growth for new buildings

The first quarter of 2025 in Ukraine was marked by an active increase in the price of housing in the primary market, which covered not only the traditionally popular western regions, but also unexpectedly brought the southern capital, Odessa, to the fore. It was there that the most rapid increase in housing costs was recorded among all major cities in the country.

According to the analytical portal LUN, over the past six months the average price per square meter in Odessa new buildings has increased by an impressive 14%. Currently, it is 45.6 thousand UAH, which brings the city closer to the top three in terms of housing costs in Ukraine. Such an increase was a surprise for the market, because previously the main emphasis was on the western regions.

In parallel, in cities such as Lviv and Uzhhorod, on the contrary, a slight decrease in the average price is observed - by 2%. However, Lviv retained its status as the city with the most expensive new buildings: a square meter of housing in a new building costs 55.6 thousand UAH. Kyiv is in second place with 53.7 thousand UAH/sq. m, and Uzhhorod remains in third place with an indicator of 47.9 thousand UAH/sq. m.

Prices for the smallest one-room apartments in the primary market also show interesting trends. The most expensive offers were recorded in Lviv with 2.6 million UAH, Kyiv with 2.4 million UAH, and Chernivtsi with 1.9 million UAH. Among two-room apartments, the leaders were Kyiv (3.7 million UAH), Lviv (3.4 million UAH), Uzhhorod, and unexpectedly, Kropyvnytskyi, where the cost reaches 2.8 million UAH.

Analysts pay special attention to Kropyvnytskyi. Prices here have increased despite the small volume of supply: currently, new apartments are sold in only five residential complexes. It is the limited number of options, according to experts, that contributes to the high price level in this region.

Three-room apartments in Uzhhorod cost the most - the price of the cheapest of them reached 5.5 million UAH, which even exceeds the indicators of Lviv and Kyiv (5 million UAH each). Such data indicate a change in the dynamics of the real estate market, where not only regional centers with a million inhabitants, but also smaller cities demonstrate high demand and limited supply, which leads to an increase in prices.
