The residential real estate market in Ukraine continues to demonstrate a gradual increase in prices both in the new buildings segment and in the secondary market. At the same time, the dynamics remain restrained and vary significantly depending on the region. This is evidenced by the results of a new study by the analytical portal DIM.RIA.
According to the study, the average cost of a square meter in new buildings in January varied within 1–3% compared to the previous month. The largest increase in price was recorded in the Rivne region, where the price increased by 3.4%. At the same time, a slight decrease in the cost of housing was observed in a number of regions.
Kyiv retains the status of the most expensive city in terms of prices in the primary market. In January, the average cost of a square meter in new buildings in the capital was $1,418, which is 1.9% less than in December 2025. The largest monthly drop in the price per square meter was recorded in Kharkiv region — minus 3%.
Demand for new housing in January was unevenly distributed. Buyers' interest grew most actively in Ternopil region (+9%) and Cherkasy region (+7%). At the same time, a significant decrease in demand occurred in Volyn region, where the indicator fell by 40%, as well as in Khmelnytsky (-32%) and Rivne (-30%) regions.
In the secondary market, the trend towards a reduction in supply persisted. The number of ads in January decreased in most regions, most noticeably in Kyiv (-20%), Kirovohrad region (-14%) and Cherkasy region (-10%). This, according to experts, partially supports further price growth.
The cost of housing in the secondary market increased in the vast majority of regions of Ukraine. The highest rates of price increases were recorded in Volyn, Dnipropetrovsk regions (+6%), as well as in Ivano-Frankivsk and Lviv regions (+5%). Such dynamics indicate a stable interest in ready-made housing, especially in the western and central regions.
The lowest average price for a one-room apartment is currently recorded in Zaporizhia region — about $16 thousand. At the same time, housing in the capital remains the most expensive: in January, the average cost of a one-room apartment in Kyiv was $87 thousand.
Within the capital, prices vary significantly depending on the district. The most expensive remains the Pechersk district, where the average price of a one-room apartment reaches $180 thousand. The most budgetary is the Desniansky district, where the average cost in January was $49 thousand.
Demand for secondary housing in January grew almost throughout the country. The most notable growth was recorded in Ivano-Frankivsk and Ternopil regions (+26% each), as well as in Vinnytsia region (+20%). At the same time, a decrease in buyer interest was observed in Khmelnytskyi region (-17%), Mykolaiv region (-9%) and Kyiv (-8%).
