The private real estate market in Ukraine demonstrates significant price gaps depending on location. The most indicative in this regard is Kyiv, where the cost of houses can differ significantly even within the same city. According to LUN analysts, prices range from $152 thousand to over $1 million.
The most expensive properties are traditionally concentrated in the central districts of the capital. In particular, in the Pechersk district, the average cost of a private house as of April 6, 2026 reached $1.09 million. At the same time, in the Dnipro district, similar housing costs approximately $152 thousand, which is seven times cheaper.
The list of districts with high prices also includes Holosiivskyi, where houses are valued at an average of $420 thousand, Obolonskyi with an indicator of $345 thousand and Podilskyi, where the cost is about $330 thousand. These locations remain attractive due to their developed infrastructure and proximity to the center.
More affordable options can be found in Solomyanskyi district, where prices are about $265 thousand, as well as in Desnyanskyi and Svyatoshynskyi districts - about $210 thousand each. Even cheaper housing is offered in Darnytskyi district ($170 thousand) and Dniprovskyi ($152 thousand). At the same time, there is currently insufficient data for Shevchenkivskyi district to form an objective picture.
Significant fluctuations are also observed in the suburbs of the capital. Within a radius of 50 km from Kyiv, prices range from $150,000 in Hnidyn to $900,000 in Kozyn and $870,000 in Plyuty. Lebedivka with an indicator of $650,000 and Lisnyky — about $600,000 are also noted as high-price segments.
However, a significant part of the suburbs offers more affordable housing in the range of $160–220,000. This category includes Vyshgorod ($163,000), Gatne, Kryukivshchyna and Sofiivska Borshchahivka (each $160,000), as well as Khot’yanivka, Oseshchyna and Stoyanka (approximately $165,000).
For a broader understanding of the situation, LUN analysts also compared prices in other large cities in Ukraine. In Lviv, the most expensive houses are concentrated in the Lychakivskyi district ($210 thousand), Zaliznychnyi ($200 thousand) and Shevchenkivskyi ($180 thousand). In Odesa, the leader is the Primorskyi district with a price of $285 thousand, followed by Kyivskyi ($230 thousand), while in the Peresypskyi district housing costs about $80 thousand, and in Khadzhibeyskyi — only $65 thousand.
In general, the market for private houses in Ukraine remains niche and is characterized by significant price variability. In the central districts of the capital, the cost can exceed a million dollars, while in the outskirts or suburbs it is often 5–7 times lower. This creates a wide choice for buyers, but at the same time emphasizes the deep unevenness of the real estate market.
