For most Ukrainians, buying their own home remains a long-term financial goal. According to a study conducted by OLX Real Estate and OLX Work, on average, citizens need to save their entire monthly salary for 5–7 years to buy a one-room apartment.
Analysts note that the most affordable housing is currently concentrated in cities located near the front line. It is there that the median cost of apartments is the lowest in Ukraine. Residents of Zaporizhzhia need the least time to save — about two years. The median price of a one-room apartment in the city is 661 thousand UAH.
Residents of Kherson, where the median price of housing is 636 thousand UAH, as well as Mykolaiv — here a one-room apartment costs an average of 856 thousand UAH. In Kharkiv and Sumy, saving will last approximately four years. The cost of housing in these cities is estimated at 1.1 million UAH and 1 million UAH, respectively.
In a number of other regional centers, the situation is less favorable for real estate buyers. It will take at least five years to purchase a one-room apartment in Dnipro, where the median price reaches 1.4 million UAH. A similar accumulation period is predicted for Kropyvnytskyi with a price of 1.3 million UAH, Chernihiv - 1.5 million UAH and Khmelnytskyi - 1.8 million UAH.
Those who plan to buy housing in Ivano-Frankivsk, Cherkasy, Poltava and Odesa will have to save their entire salary for about six years. The cost of one-room apartments in these cities ranges from 1.7 million UAH in Poltava to 2.2 million UAH in Ivano-Frankivsk and Odessa.
The situation is even more difficult in cities, where it takes approximately seven years to accumulate for an apartment. This list includes Lutsk, Ternopil, Rivne, Zhytomyr and Vinnytsia. The median cost of housing in these cities is from 2.1 million to 2.5 million UAH. In Odessa, according to some estimates, savings can also last about seven years with an apartment costing 2.1 million UAH.
Analysts have included Chernivtsi and Lviv among the cities with the least affordable housing. To purchase a one-room apartment in these cities, Ukrainians will have to save money for at least eight years. The median price of housing in Chernivtsi is 2.5 million UAH, and in Lviv - 3.2 million UAH.
The most expensive cities for buying housing remain Kyiv and Uzhhorod. In the capital, the median cost of a one-room apartment reaches 3.4 million UAH, and in Uzhhorod - 3.3 million UAH. According to researchers, it takes about nine years for residents of these cities to accumulate the necessary amount.
