In 2025, Ukraine is expected to see a further increase in rental rates for warehouse complexes. This phenomenon has been observed for the second year in a row and is the result of a number of economic factors, in particular, a shortage of supply in the warehouse real estate market.
As analysts note, demand for warehouse space, in particular high-quality (classes A and B), exceeds supply. In 2024, rental rates for the most popular class A warehouse facilities in the Kyiv region increased by 10-20%. The average rental rate for such facilities reached $4.9 per square meter, and in some transactions it can even reach $6 (excluding service charges and VAT).
In the western regions of the country, rental rates for class A facilities also show significant growth and fluctuate within $6 - 6.5. This indicates a stable increase in the cost of renting warehouse facilities, experts explain.
The reason for this increase in rent is the lack of quality warehouse complexes on the market. According to Dmitry Pasenkov, CEO of DP Development & Property, the increase in rental prices is due to the shortage of such facilities, as well as the limited pace of construction of new warehouses. To meet demand, it is necessary to accelerate the construction of new facilities.
According to the forecasts of the consulting company CBRE Ukraine, rental rates will remain relatively stable with a moderate increase in prices, with the highest increase in prices for quality Class A facilities and warehouses used for storing goods at low temperatures. The destruction of a significant number of logistics complexes as a result of the war in 2022, namely about 21% of warehouses, led to an acute shortage of such facilities, which further increases demand for them.
Despite the possible slight increase in vacant space due to increased supply, analysts predict that high rental activity at the construction stage will not have a significant impact on the average vacancy rate in the warehouse real estate market. Thus, renting warehouse space in Ukraine will continue to remain an expensive and highly popular market segment.
