In 2024, Ukrainians began to buy land more actively than real estate, recording a significant increase in land transactions. According to the Ministry of Justice, notaries certified 452,217 real estate purchase and sale agreements, which is 12% more than in 2023. However, even with such an increase, the number of transactions remained 28% lower compared to before the full-scale invasion.
More than 60% of all transactions concern land plots, which indicates a significant demand for land in Ukraine. This figure is 1.5 times higher than the number of transactions for the purchase of apartments and houses - 273 thousand against 178 thousand. Compared to previous years, the demand for land increased by 18%. However, the number of land purchase and sale transactions is still 11% less than in 2021, when 306 thousand such contracts were concluded.
One of the factors behind the increase in the number of land transactions is a change in priorities among buyers. Many Ukrainians choose land plots because of the opportunity for self-sufficiency or business development, which can be important in times of economic and political instability. At the same time, demand for housing is growing much more slowly: over the year, transactions with apartments and houses have increased by only 3%.
Interestingly, the demand for land remains high even in the difficult economic situation in the country. Against this background, transactions with residential properties almost do not show significant growth, which indicates that Ukrainians are not yet ready to make large investments in real estate.
In particular, analysts note that the rate of purchase and sale of apartments and houses remains 1.8 times lower than the level before the full-scale war, which confirms the persistence of uncertainty in the housing market. In turn, activity in the land market indicates more stable dynamics in this segment.
Thus, the demand for land in Ukraine remains at a high level, while the housing market has not yet recovered to pre-war volumes. According to analysts' forecasts, this trend may continue in the coming years.
