In February 2025, the secondary housing market in Ukraine recorded an increase in the cost of apartments in most regions of the country. One-room apartments rose the most, especially in the western regions. At the same time, prices in the primary market remain relatively stable.
According to a study by the DIM.RIA analytical center, the most significant increase in price occurred in the Volyn region, where the average price of a one-room apartment increased by 7%, to $51.5 thousand. Over the year, housing here became more expensive by 31%, which is the highest indicator among the regions of Ukraine. In second place in terms of growth rates is Chernivtsi region (+29%), and in third place is Zakarpattia (+28%).
Regions located closer to the front line demonstrate the opposite trend. The largest decrease in prices is observed in the Kherson region, where the cost of apartments fell by 26%. In Sumy and Zaporizhia regions, the price drop was 16%. At the same time, in Odessa, prices remained at the level of the previous month.
The most expensive city for purchasing housing remains Kyiv, where the average cost of a one-room apartment reached $90.2 thousand. At the same time, prices vary greatly depending on the district. The most expensive housing is traditionally in the Pechersk district, where an apartment costs an average of $133.6 thousand, while in the Desnyansky district you can find options for $46.2 thousand. The average cost districts are Solomiansky, Podolsky and Svyatoshynsky.
In addition to the increase in prices, analysts note a revival of the market offers. The largest number of new announcements for the sale of apartments appeared in Dnipropetrovsk, Vinnytsia and Kirovohrad regions, where the number of offers in February increased by one and a half times compared to January.
Despite the increase in offers, in some regions the demand significantly exceeds the number of new announcements. In Ternopil, Vinnytsia, and Chernivtsi regions, the number of purchase requests exceeds the number of new listings by 16-17 times. This indicates high interest in housing in these regions and potential further price growth.
